Worsley Spur Downsizer – Stage One

TISBURY LANE

Nestled into the side of Christchurch’s Port Hills, this energy-efficient, healthy home was designed to take full advantage of its elevated position, capturing sweeping rural and mountain views, including a direct outlook to the Southern Alps. Carefully crafted as the first of a two-stage build, this home allows the clients to downsize thoughtfully, giving them time to live in the space and refine their needs before embarking on the next stage of the project.

At just 160m² including garaging, the design maximises functionality within a compact footprint. The home delivers an apartment-style layout with generous ceiling heights that create a light, open, and spacious feel. An expansive thermally broken sliding door on the north side opens the main living space to natural light and the outdoors, reinforcing a strong visual and spatial connection to the landscape.

Strategic window and skylight placement enhances passive solar gain, while the airtight, heavily insulated structure retains warmth efficiently. Thermally backed blinds further support temperature control. Energy systems have been thoughtfully integrated to reduce operational costs, including photovoltaic solar panels, a balanced ventilation system, and an external hot water heat pump paired with a smart hot water cylinder.

This first-stage home not only meets the clients’ current lifestyle needs with comfort and efficiency but also lays the groundwork for a second stage, an intentional approach to aging in place, adaptability, and long-term living satisfaction.
